I currently manage about 35 property’s in Cambria, San Simeon, Paso Robles & Templeton. I have a solid reputation for placement of tenants as well. This information is shared with the owner and together, we determine the best candidate for the lease. The owner always has the final decision in tenant selection.

A lease is then created between the Brokerage and the tenant. I am responsible and authorized to manage the tenant completely. I work within the agreed upon terms set forth in our management contract.
Full time management includes all of the above, in addition to a move in inspection and photographs of the current condition of the house, acknowledging the conditions of the premises at that time, signed by both the tenants and me.
I am the ‘on call’ person fielding all calls or concerns from the tenants. I typically contact an owner to discuss the best way to remedy a problem, unless it is an emergency plumbing issue. But an owner is always informed of the ongoings of their home.
I conduct a yearly safety inspection and check Co2 and smoke detectors and look around the property and report back my findings.
If there is any paperwork to introduce, new disclosures and compliance issues I am responsible for that as well.
The full time management commission is a percentage of the gross monthly rents, collected. While the home is vacant, there is no commission fee.
